Darryl Steinhause

Just over ten years ago, Darryl Steinhause conceived the legal structure for the first-ever modern tenant-in-common syndication transaction. Today, the TIC model first prepared by Steinhause has expanded into a national industry, with TIC sponsors throughout the country utilizing the structure and documentation.

Recognized as one of the foremost industry experts, Steinhause is leading the expansion of the TIC industry by creating new legal structures within the basic TIC model to accommodate the purchase of non-traditional TIC properties, including hotels, assisted living facilities and marinas.

Steinhause has acted as tax and securities counsel to over $3.3 billion of TIC acquisitions, including the acquisition of the $148 million Puente Hills Mall, the largest singe asset acquisition by a tenant-in-common sponsor at the time. He is also responsible for negotiating the first ever assumption of an existing syndicated loan by a syndicated TIC group of borrowers.

Steinhause has served on the board of the San Diego Affordable Housing Federation and the San Diego Task Force on Affordable Housing. He was recognized by Best Lawyers in America and voted one of the “Top San Diego County Attorneys” by The Daily Transcript. Additionally, he has been a panelist at over 50 conferences regarding TICs.
